Terms of Use

PLEASE READ THESE TERMS OF USE CAREFULLY BECAUSE ANYONE BUYING LAND ADVERTISED ON THIS WEBSITE AGREES TO BE BOUND BY ALL OF THE FOLLOWING TERMS AND CONDITIONS.
  1. CheapLandinAmerica.com is the registered domain name that is owned and utilized by Cheap Land in America, Inc., a Wyoming corporation. Users of this website consent to the exclusive jurisdiction of the state and federal courts located in Wyoming for any action to enforce these Terms of Use.

  2. All properties are raw, unimproved land without any homeowner services of any nature. Specifically there are no utilities such as water, power or sewage system and Seller has no estimate as to the cost of developing such services.

  3. Pictures shown are usually of the parcel being sold but occasionally photos might only be in close proximity, but will always be a descriptive and accurate likeness of the parcel.

  4. All properties are sold on a “AS IS, WHERE IS AND WITH ALL FAULTS” basis.

  5. Seller does WARRANT that: 

    a. Title to every parcel is valid and marketable (subject to items shown in Paragraph 6 below).


    b. At the time the parcel is paid off in full the Buyer will receive a valid DEED free and clear of any trust deeds or mortgages.


    c. Real property taxes have been or will be paid in full covering any and all periods prior to the sale to the Buyer.

  6. Seller does NOT WARRANT and assumes NO LIABILITY for any of the following: 

    a. Unless the parcel has actually been surveyed exact sizes and boundaries can’t be precisely determined and therefore all sizes stated are simply the best estimate.


    b. Zoning, building codes and other land use restrictions or limitations.


    c. Existing roads or insurable access or lack thereof. While most parcels have some form of access easements recorded in the county and some parcels are even located on public roads, it is expressly the responsibility of the Buyer to contact Cheap Land in America, Inc. and request copies of recorded easements in order to determine for themselves access legality being as no such representations are being made by the Seller.


    d. Utilities, water, power or any other such services of any nature or lack thereof.


    e. Mineral rights or lack thereof.


    f. Any claims or liabilities of any nature resulting from the Buyer’s improvements and/or use of the property.


    g. Any liabilities, limitations, restrictions or diminished uses or values resulting from governmental actions
    of any nature.

  7. The Buyer is solely responsible for locating the property and Seller assumes no responsibility for Buyer’s failure to locate or identify the specific parcel(s) purchased.

  8. Buyers are encouraged to inspect properties before purchasing and to seek competent legal advice,

  9. Regarding any articles, periodical news releases or Blogs contained on this website it is understood that such material is presented as personal opinions only and in no way should be considered as legal or investment advice.

  10. Cheap Land in America, Inc. reserves the right to modify these Terms of Use at any time and without prior notice.
