Nevada Acreage for Sale
There is a vast difference in prices for rural properties in the United States. At one end of the spectrum will be “trophy ranches” priced at thousands of dollars per acre, and at the other end of the spectrum will be large tracts of Nevada acreage for sale priced as low as a couple of hundred dollars per acre.
Let’s review some of the highest-priced “trophy ranches” currently for sale in rural America.
- The Flying Dog Ranch, located in Aspen, Colorado, consists of 245 acres. The price is $46 million, or $187,000 per acre.
- The Jackson Land & Cattle Co. is for sale in the Teton Valley, located near Jackson Hole, Wyoming. This property consists of 1,750 acres and is offered for sale for $175 million, or $100,000 per acre.
- The Aspen Valley Ranch, also in Aspen, Colorado, contains 800 acres and is for sale for $59 million, or $73,000 per acre.
- The Walton Ranch, owned by the Walton Family (founders of Wal-Mart), near Jackson Hole, Wyoming, is for sale at a price of $100 million. There are 1,848 acres, which makes the price $54,000 per acre.
- The Rockpile Ranch is 55,000 acres in size and is for sale for $55 million, or $1,000 per acre. This ranch is located in the Davis Mountains in far West Texas.
As opposed to the above prices, it would be relatively easy today to acquire one square mile of land (640 acres) somewhere in northern Nevada for $200 per acre. How can the investment value of rural land priced at $100,000 per acre be compared to land priced at $200 per acre? Following are a few distinct differences:
- Very few buyers are looking for $100,000-per-acre land, while land priced at $200 per acre will appeal to almost anyone.
- There is always the risk that a bad economy can greatly reduce the price of land offered for $100,000 per acre, yet $200-per-acre land really can’t decline very much.
- It is far easier for $200-per-acre land to double to $400 per acre than it is for $100,000- per-acre land to double to $200,000 per acre.
